Black Mountain Ranches Covenants
Hello Black Mountain Ranch Owners
After significant research and work by the Board and Altitude Law, we are happy to let you know the Board has completed revisions to the 42-year-old Declaration of Covenants (Declaration), as discussed at the 2023 Annual Meeting.
The board focused on four main areas as we developed the new Declaration:

Securing compliance with all necessary governmental agencies and statutes

Creating a Declaration that would ensure association support (requires approval by 65% of ownership)

Compose a Declaration reflecting how the association operates today (current document does not, is incongruent and needs updating)

Generating a functional Declaration lasting another 40+ years, while giving future HOA leadership the flexibility to adjust provisions as time goes passes
Below are both current version and the Proposed version. Please review and if you have any questions, concerns and/or suggestions for changes please email anyone or everyone on the board by June 18, 2024.
